In the valuation studies conducted for the commercial properties - class A and B shopping and office centers that have attained a larger scope in immovable property applications in our country in the recent years in line with the stipulations of the international valuation standards governing the sources of commercial incomes - international valuation standards as well as cash reduction and cash flow analyses methods are employed, in consideration of the prevailing market sale and rental prices.
In the valuation studies of the sources of commercial income, the demographic and socio-economic structure of the region where the immovable property is located are carried out in minute detail. On the other hand, careful analyses of the technical characteristics of similar immovable properties, monthly rental rates, the socio-economic environment targeted and of the population in the region constitute the major supporting points of the studies conducted.
